Kingfisher Lodge - Access Statement
Introduction
Our property is a pine lodge situated in Limefitt Park in Troutbeck. We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you.
We are sorry, but due to the stairs leading up to the decking and the front door, Kingfisher Lodge is unsuitable for wheelchair users.

Pre-Arrival

- The nearest bus stop is approximately 200 yards away.
- The nearest train station is Windermere, 3.5 miles away. There are accessible taxis at the station.

Arrival & Car Parking Facilities
- There is a car parking area with enough room for 2 cars.
- There is no on-street parking.
- The car parking is leveled, graveled, flat and even
- The entrance to the property at the front has 4 small steps - 10,16 and 16 cms high, 23 cms deep and 92 cms wide.
- These steps lead on to a deck that is 150 cms wide. It has a hand rail. At the top of the steps there is a gate. The gate is hinged on the right and opens towards the lodge.
- The gate is 100 cms wide.
- Parking is approximately 2 metres away from the entrance.
- The outside light beside the entrance door is switched on from the inside of the lodge, The light switch is on the right as you enter the lodge.
- The key for the door is in a coded key safe - details of location and code will be sent to you by us prior to your holiday.
General Information
- The front door is 73 cm wide and the key hole lock 97cm high.
- To the right of the entrance there is a rack with hangers for coats. There is a small cupboard for boots and shoes in the gas boiler cupboard which is on the right as you enter the lodge.
- The small entrance area hall opens into the bedrooms, bathroom and kitchen with the lounge being accessed via the kitchen.
- The exterior decking can be accessed via the lounge, or via the decking along the side of the lodge.
- There are no stairs in the lodge.
- Heating is provided by a gas fire in the lounge. There are two electric oil filled radiators in the lounge, and electric radiators in each bedroom. There is a heated towel rail in the bathroom.
- The price of gas and electricity is included in the cost of your holiday.
Kitchen
- The kitchen is a galley kitchen in a corridor 83 cms wide
- The worktop height is standard approximately 90 cm
- Oven door is drop down with hob above which is gas at standard height.
- Sink is standard height with cupboards underneath.
- Lighting is from a pendant bulb on the ceiling.
- 57 cms free space between cupboards and worktops.
- Good contrast between floor, cupboards and other surfaces.
- Fridge with freezer compartment.
- Microwave 30 cms above worktop height
- Flooring is wood laminate.
Lounge and Dining Room
- Aperture 57 cm
- The dining room is open plan with the lounge
- There is a dining table in the lounge measuring 72 cm floor to lowest point of table, 121 cms metres long, 82 cms wide.
- Dining chairs are movable with padded seats and no arms
- Flooring is fully carpeted
- Furniture is moveable
- One leather double sofa and two leather arm chairs. All reclining.
- Teletext available on LCD TV with remote control. DVD player. CD player with radio.

Bathroom
- Door width 56 cm.
- hip bath with flexible shower over. Non slip mat provided for bath.
- Bath height is 46 cm. Integral bath rails available on both sides.
- Toilet seat height 45 cm
- No space available to left or right of toilet.
- Flooring is laminate with a bath mat.
- Good colour contrast between floor walls and furniture.
- Vanity unit under the wash basin
Grounds and Gardens
- Grassed area to side of the property level with the car parking area.
- Steep slope towards Trout Beck at the end of the lodge
Additional Information
- Information folder in lodge is produced in size 12 font.
- Good mobile phone reception for Vodafone. Orange limited reception. Nearest public phone at reception (200 yards).
- Internet access at Haybarn Inn (free wireless connection and payable internet station)
- The property is no smoking throughout, although smoking is permitted on the decking outside.
- Pets allowed (please inform us when booking).
